What is a Subdivision?

A subdivision is required when you wish to transfer or sell part of your land that is not separately transferable under its current title. In Victoria, every subdivision must be approved by council under the Subdivision Act 1988. A licensed surveyor prepares a Plan of Subdivision, which defines the new lots and boundaries.

Our Role

We manage the surveying side of the subdivision process, working closely with engineers, utility providers, and council. If a planning permit application is straightforward, we can assist with preparing and lodging it. For more complex planning matters, we recommend that you engage a qualified town planner. We coordinate servicing requirements, liaise with engineers, and ensure that council’s conditions are satisfied.

5. Plan of Subdivision – We prepare and lodge the Plan of Subdivision with council and Land Use Victoria.
6. New Titles – Once approved, new titles are issued and your subdivision is complete.
